ALTA/ACSM Land Title Survey (ALTA)
An ALTA survey is a boundary survey prepared to a set of minimum standards that have been jointly prepared and adopted by the ALTA/ACSM. Additionally, an ALTA survey shows improvements, easements of record, rights-of-way, and other elements impacting the ownership of land. An ALTA Survey is often prepared for commercial properties, as it will provide the title company with the information required to insure the title to the land and improvements to the high degree that a commercial development may require. In addition to the minimum standards set forth, an table of optional elements is included in the ALTA/ACSM standards. A careful review of the elements from the optional "Table A" is helpful in delineating a clear scope of the land surveyor's services.

Annexation Map
An annexation is the incorporation of land into another civil body. The map will show the boundary of the property. The portion of land that runs contiguous with the city limits, will be deliniated. A minimum of 1/6 of the total perimeter of the property must be contiguous.

Subdivision Plat
A parcel of land that is divided into lots, blocks and outlots. They will also show easements of record. Sometimes subdivision plats will also create rights-of-way, easements or alleys.

Improvement Survey Plat (ISP)
An ISP will locate your boundary lines by locating and restoring missing property corners. It also shows the location of all improvements (structures) within 5' of your property line, visible utilities, easements of record, and rights of way.

Land Survey Plat (LSP)
An LSP will locate your boundary lines by locating and restoring missing property corners. It will also show any easements of record and rights of way. It will not show any improvements on your property (i.e. your house, driveway, sidewalk, utilities, etc).

Topographic Exhibit
Topo's will show you the terrain of your property, as deliniated by contour lines. It will also show the location of all improvements (structures) within 5' of your approximate property line and visible utilities.

Building & Improvement Layout
During construction of a building (or other improvement), the corners are "staked out" on the ground so the construction worker knows the location of the building and can begin pouring the foundation.

Parcel, Easement & Vacation Descriptions
Parcel descriptions are used to describe the land within a deed that has not been subdivided. Easement descriptions are used as an attachment to an Easement Agreement document which creates an easement over a portion of land. Vacation descriptions are used as an attachment to a Vacation document for the transfer of unnecessary rights-of-way and other public areas to adjoining properties.

Plan & Profile
A plan and profile drawing of a corridor (a linear structure, such as a roadway, pipeline or runway) is to be constructed. The plan view may include topography, structures, utilities, or other features which could impact a proposed design. The profile view is a representation of the vertical features, both at ground level and underground.

Elevation & Grading Certificates, Height Verification, LOMA Application, Setback Verification Letter
These certificates and letters can amend flood maps or verify the compliance with local codes with you city or county office.

LIDAR High-Definition Surveying
LIDAR stands for "Light, Imaging, Detection and Ranging system". It is a three-dimensional laser scan that provides high definition surveying for architectural, as-built, and engineering surveys. Each pixel that is scanned is assigned an x,y,z coordinate that allows for accurate 3D mapping of the object being scanned.
